Buying Apartments Near Golf in Spain Wisely

A terrace over the fairway is easy to fall for. But an apartment near a golf course is a different purchase from a villa, and the things that decide whether it works are mostly inside the building and the community, not on the course.

This guide is only about apartments. If you are still choosing between areas, start with my overview of living by a golf course on the Costa del Sol, and for the checks on the club and the surroundings, read how to evaluate golf property.

Why an apartment near golf can make sense

For many of my clients, an apartment is the right way into golf-side living. It is easier to leave when you are abroad, the community looks after the gardens and pools, and the entry price is lower than for a villa in the same area. In a new development you also get underground parking, storage and modern specifications that older golf stock often lacks.

It works well as a second home, as a base for winters and as a smaller home for a couple. It works less well for a large family or for someone who wants a private garden and total privacy.

Which floor, and which side?

This is the first decision. A ground-floor apartment with a garden gives you outdoor space and easy access, but it is closest to paths, golfers and passers-by. A middle floor gives you balance. A top floor or penthouse usually offers the widest views and the most privacy, with the trade-off of stairs, sun exposure and, in some cases, higher prices.

Orientation matters as much as the view. South and south-west terraces are popular for winter sun and can be hot in August, while east-facing terraces are cooler in the afternoon. Check that the terrace is deep enough to use as a living space, and ask about shading.

What I check inside the building

  • Lift access, underground parking and a storage room, which make ownership easier when you are away.
  • Sound insulation and glazing, especially on the side facing the course or the pool.
  • How the terrace and any garden are finished, and who maintains them.
  • The community budget, what the fees cover and whether any works are planned.
  • Whether holiday lets are allowed by the community statutes, if that matters to you.

Apartments at specific courses

Every golf area has a different apartment market. These are the ones I follow most closely.

Alcaidesa Links and Heathland

La Alcaidesa is where I see the most new-build apartments and townhouses beside a golf resort. It has two courses: the Links, which is the original, and the Heathland, designed by Dave Thomas and opened in 2007. The clubhouse sits between them and looks out over the sea and Gibraltar. Apartments here tend to have sea views and a more accessible entry price than Sotogrande, and the setting is exposed, so I always ask clients to check the wind on the terrace. I list what is being built in new-build homes in La Alcaidesa, and you can compare it with its neighbour in Sotogrande versus La Alcaidesa.

Estepona Golf and Valle Romano

In Estepona, the golf areas combine modern apartments with quick access to the beach and the town. I look at the fairway-side options in Estepona Golf Valley: buying near the fairways.

Marbella and Benahavís

Marbella and Benahavís are the established-prestige option. The golf areas around Nueva Andalucía, Elviria, La Quinta and Los Arqueros come with strong restaurants, Puerto Banús nearby and a wide choice of resale apartments, plus a smaller number of selected new developments. Communities such as Los Flamingos include apartments and penthouses alongside villas, with elevated views and a car-based lifestyle.

These areas often carry a premium, particularly for panoramic sea and golf views, and the value varies sharply by micro-location. One apartment may be minutes from the social life of Marbella, while another feels far more secluded in the hills. Visit at different times of day to check traffic, access and how private the terrace really is. I cover the types of home in golf resort properties in Benahavís.

Sotogrande and San Roque

Sotogrande and San Roque Club are mostly villa territory, but a well-chosen apartment can be a lower-maintenance way into the same lifestyle. I compare the main communities side by side in 8 best golf communities on the Costa del Sol.

New build or resale apartment?

A new-build apartment gives you current specifications, a choice of floor and orientation, and staged payments during construction. The trade-off is waiting, and the need to check the bank guarantee, the building licence, the delivery date and the developer’s track record. My checklist is in 10 questions to ask when buying off-plan, and I cover the golf-specific points in new-build golf property on the Costa del Sol.

A resale apartment lets you see exactly what you are buying, including the view and the community atmosphere. The trade-off is that older buildings may need updating, and you should ask for the community accounts.

Budget beyond the price

Plan for purchase taxes, legal fees, notary and Land Registry costs, and mortgage costs if you are borrowing. I explain the taxes in the taxes that apply when buying property in Spain. Annual costs also matter: community fees in premium developments can be high because of security, gardens, pools and shared facilities.

If you are thinking about rental income, be realistic. Licences, community rules, furnishing and management all affect the result, and I would not let a high seasonal estimate decide the purchase.
