Furthermore this delightful town is situated near some of the best golf courses on the Costa del Sol with Los Flamingos Golf Resort at walking distance and a further six top-class golf courses within a five minutes’ drive.
Beach Club
Cancelada is a sought after place with trendy beach clubs, safari park, water sports facilities, sailing, fishing and horse riding clubs all within 2 minutes by car.
Puerto Banus and Marbella are just ten minutes away so finding an excellent restaurant to enjoy a meal out or shopping at one of the many exclusive boutiques is straightforward.

Where Cancelada sits on the New Golden Mile
The New Golden Mile is the stretch of coast between Estepona and Marbella, and Cancelada is one of its quietest corners. You are in the municipality of Estepona, with San Pedro de Alcántara and Puerto Banús in one direction and Estepona town in the other, and the A-7 motorway connects you quickly to both. Málaga airport is roughly 50 to 60 minutes away by car, depending on traffic.
Who buys here
Most of my clients in Cancelada want a second home, or a base for the year, that is calmer than Marbella but close enough to use its restaurants, beach clubs and services. Families like the parks and the low-rise feel. Golfers like having Los Flamingos so close. Investors look at the area because the location is easy to explain to a future tenant or buyer.
What you can buy
The offer is mostly apartments, penthouses and townhouses in gated communities with pools and gardens, plus some villas. A good part of the new stock is off plan or recently completed. What I check before recommending a home in Cancelada
- The real walking distance to the beach, not just the word “beachfront” in the brochure.
- Orientation and views, and what can still be built in front of the property.
- Community fees and what they include.
- For new builds, the licence of first occupation and the developer’s track record. I explain how to check that in developer reputation before buying.
