I’m an estate agent based in Sotogrande, and I’ve been selling property on the Costa del Sol since 2007. In 2017 I set up The Property Agent to focus on one thing: helping international buyers choose and buy new-build and off-plan homes between Sotogrande and Benahavís, with clear information at every step.

My background

I started in a small family-run agency, where I learned every part of the business. I then worked for Hines, one of the largest developers in the world, on the sales side of large projects. That taught me how developments are planned, priced and delivered, and what buyers need to check before they sign.

How I work with you

1. A first conversation to understand what you want, your budget and how you plan to use the home.
2. A shortlist of projects that fit, with the pros and cons of each.
3. Checks before you reserve: the developer’s track record, building licence, bank guarantee for your stage payments, payment plan and delivery date, reviewed together with your lawyer.
4. Viewings in person or by video call.
5. Reservation and contracts, handled with an independent lawyer of your choice.
6. During construction: progress updates, snagging and handover.
7. After the keys: furnishing, interior design and, if you want to rent, setting the home up for it.

What it costs you

There is no charge to you for my time or advice. What you do pay are the costs of any purchase in Spain: taxes, notary, land registry and your own lawyer’s fees. I’ll give you an estimate of those before you commit to anything, so you know the full figure from the start.

Buying in Spain involves lawyers, banks and tax advisers, and each of them matters. I introduce you to independent professionals I have worked with for years and stay involved throughout, so everyone is working towards the same completion date and nothing gets lost along the way. That team includes lawyers, mortgage advisers, architects, interior designers and property managers across the western Costa del Sol.

My focus is new-build and off-plan property, which is where I can add the most value. I won’t push a project that doesn’t fit you, and if your search points towards a resale home, I’ll give you an honest view on the best way to approach it.
