Which area of Estepona is best to buy in?
The municipality is divided into areas with very different characteristics: the centre and old town for a walkable lifestyle all year round; the New Golden Mile and Casasola for beachfront living and the high-end segment; El Paraíso and Cancelada for golf, schools and services; Selwo and the upper area for views, land and tranquillity. The question that should structure the decision is not how much you want to spend, but how many weeks a year you will be here and whether you will depend on a car.
What taxes and costs do you have to pay?
On new-build property, 10% VAT plus 1.2% AJD. On resale property, 7% ITP. You also need to add notary, Land Registry and lawyer's fees. In total, costs are around 12-14% of the price for new-build property and slightly less for resale property. The rates are the same throughout Andalusia, in both Málaga and Cádiz provinces, so buying in Estepona or La Alcaidesa does not change the tax bill.
How does buying off-plan work?
It is formalised through a reservation agreement, followed by a private contract under which between 20% and 40% of the price is usually paid in staged instalments during construction. The balance is paid on handover, before a notary. By law, the developer must guarantee all sums paid on account by means of a bank guarantee or surety insurance policy and deposit them in an account separate from its general funds. Check that this guarantee exists and is in your name before making the first payment: this is the point most often overlooked and the one that causes the most problems. Resale property, 7% ITP. Notary, Land Registry and lawyer's fees are added to this, bringing total costs to around 12-14% of the price for new-build property and slightly less for resale property. Can a foreigner buy property in Estepona?
Yes, without restrictions, whether resident or non-resident. You will need a NIE, a Spanish bank account and, if you are financing the purchase, a mortgage for non-residents, which Spanish banks regularly grant, although with a lower financing percentage and more documentation than for residents. Is it profitable to rent out property in Estepona?
Estepona has one of the most active rental markets on the western coast, both for long-term and tourist rentals, and unlike other municipalities in the area it maintains residential demand throughout the year, not just in summer. For tourist rentals, the property must be registered with the Andalusian Tourism Registry and obtain a VFT. You should also review the community statutes and the minutes of the latest owners' meetings: a community can prohibit tourist rentals if approved by three-fifths of the owners, and an increasing number of new developments include that restriction from the horizontal property division deed onwards.
What are the ongoing costs of the property once purchased?
IBI, community fees and utilities. Community fees are the item that varies the most: in Estepona there are developments with security, spa facilities and extensive gardens whose monthly fees are three times those of a simple apartment block at the same distance from the beach. Always ask for the exact fee before signing. If you are not tax-resident in Spain, there is also an annual imputed income tax return relating to the property, whether you rent it out or not.
Which areas have the best connections and services?
The centre and the El Paraíso – Cancelada corridor are the best equipped for everyday life: shops, healthcare, international schools and quick access to the AP-7. Is Estepona a good option for living all year round?
Yes, and that is what distinguishes it from much of the coast. It has a hospital, international schools, everyday shops and an old town with a life of its own outside the tourist season. The El Paraíso – Cancelada corridor concentrates the resident international community, while the centre allows you to live without a car, something unusual on the western Costa del Sol. It is a municipality that works as a permanent place of residence, not only as a second-home destination.
How long does an off-plan development in Estepona take to be delivered?
Between eighteen months and two and a half years from the start of marketing, depending on the stage at which you buy. There are many developments under way simultaneously in Estepona, so timelines vary considerably between projects. The delivery date must be stated in the private contract, together with the consequences of any delay. This is something to review with your lawyer before signing, not afterwards.
What international schools are there in the area?
Estepona and its immediate surroundings have several international schools, most of them along the El Paraíso – Cancelada corridor and towards Marbella, offering British and international curricula. This is a decisive factor for families relocating with children and often influences the choice of area more than the property itself: it is advisable to resolve the school question before completing the property purchase.
