El sector de la obra nueva, por ejemplo, registr\u00f3 el tercer mayor volumen de ventas del pa\u00eds el a\u00f1o pasado, s\u00f3lo por detr\u00e1s de Madrid y Barcelona. Los compradores extranjeros acuden aqu\u00ed hasta el punto de que su cuota de mercado representaba alrededor de un tercio a finales de 2022. Esta parte del sur de Espa\u00f1a tiene sus buenas ubicaciones y sus no tan buenas. El primero obviamente atrae los precios de venta m\u00e1s altos y tiene el mejor potencial de reventa cuando decide vender. Estos \u00faltimos salen m\u00e1s baratos pero tardan m\u00e1s en venderse, a\u00f1os en algunos casos.<\/p>\n<p>Para elegir la ubicaci\u00f3n adecuada en la Costa del Sol, piensa:<\/p>\n<ul>\n<li><strong>Acceso<\/strong> \u2013 \u00bfqu\u00e9 tan f\u00e1cil es llegar a los servicios cercanos, la playa y el aeropuerto de M\u00e1laga? M\u00e1s de 50 minutos y los turistas (y probablemente usted tambi\u00e9n) se cansar\u00e1n de conducir.<\/li>\n<li><strong>Vecindario<\/strong>\u00a0\u2013 \u00bfc\u00f3mo son las instalaciones locales y, si no son excelentes, a qu\u00e9 distancia est\u00e1n las buenas m\u00e1s cercanas? Si est\u00e1s comprando una reventa, representar\u00e1n al menos el 8% del precio de compra; si est\u00e1s comprando una propiedad nueva, presupuesta al menos el 13%.<\/p>\n<p>Recuperar esos gastos lleva tiempo, por lo que los expertos recomiendan que tu inversi\u00f3n inmobiliaria en la <a href=\"https:\/\/thepropertyagent.es\/area-guides\/\">Costa del Sol<\/a> sea un emprendimiento a medio o largo plazo.
