El uso de materiales org\u00e1nicos y sostenibles, como as\u00ed tambi\u00e9n la incorporaci\u00f3n de nuevas t\u00e9cnicas y dise\u00f1os que mejoran y optimizan los hogares. Residenciales de lujo como <a href=\"https:\/\/thepropertyagent.es\/es\/property\/apartment-emare-estepona-2\/\">Emare<\/a> y The <a href=\"https:\/\/thepropertyagent.es\/es\/property\/frontline-beach-apartment\/\">Edge<\/a> en <a href=\"https:\/\/thepropertyagent.es\/es\/area-guide\/estepona\/\">Estepona,<\/a> o La <a href=\"https:\/\/thepropertyagent.es\/es\/property\/contemporary-3-bedroom-villa-for-sale-in-sotogrande\/\">Finca<\/a> en <a href=\"https:\/\/thepropertyagent.es\/es\/area-guide\/sotogrande\/\">Sotogrande<\/a> son solo algunos proyectos que nos acercan al ideal de \u00abSmart homes\u00bb y representan a la perfecci\u00f3n esta nueva tendencia.<\/p>\n<h2>Alquileres<\/h2>\n<p>Otra tendencia del 2017 fue el aumento de los precios en los alquiler. M\u00e1laga y C\u00e1diz tuvieron un incremento de 6% y 7% respectivamente con respecto al a\u00f1o anterior, aunque, en algunas localidades, el crecimiento es a\u00fan mayor. Alquilar una vivienda de vacaciones se ha vuelto f\u00e1cil y directo, gracias al uso de internet y aplicaciones como Airbnd. Los alquileres de vacaciones tambi\u00e9n van en aumento ya que la demanda de vacaciones en Espa\u00f1a tiene un n\u00famero r\u00e9cord. Los propietarios espa\u00f1oles est\u00e1n cosechando las recompensas de este aumento, pudiendo duplicar o en algunos casos triplicar sus ingresos por alquiler durante la temporada alta de vacaciones. Desafortunadamente, los m\u00e1s afectados son las familias en busca de alquileres de larga temporada, ya que los alquileres vacacionales son la opci\u00f3n preferida por los propietarios, y los contratos a largo plazo son dif\u00edciles de conseguir. Los n\u00fameros de los hoteles tambi\u00e9n se han visto muy afectados por esta nueva ola de sitios web de alquiler de vacaciones. Espero que 2018 traiga\u00a0 m\u00e1s regulaci\u00f3n dirigida a los propietarios que ofrecen alquileres de vacaciones<\/p>\n<h2>Ventas<\/h2>\n<p>El 2017 fue un buen a\u00f1o para el mercado inmobiliario espa\u00f1ol. Los precios, las ventas, las hipotecas y las nuevas licencias de construcci\u00f3n han tenido un fuerte crecimiento y esta tendencia continuar\u00e1 en 2018.
